Affordable Home Insurance. Always Getting Value at the Best Rates (part 2)

We have previously looked at how reviewing our home insurance policies regularly can result in a lowering of our rates. Leaving it just at that could be misleading. Why?
When you review your home insurance policy, you do not only discover things that have lost value. You only discover things that have appreciated in value. Do you gain anything by hiding these? No you don’t. We talk of affordable but adequate home insurance coverage. Whatever you do, you need to have adequate coverage ortherwise why bother at all? You can only get adequate home insurance coverage when your home and valuable are adequately covered. This means that if you insured your home when it was valued at $5000 and and your rate was x amount every year and now it is valued at $10,000 and your rate is still x amount every year meaning the new value has not been taken into consideration, if anything happens and you make a claim, your claim would be based on $5000 which would not be adequate compensation for your loss. So you were not adequately covered.
Reviewing your home insurance policy can show you things you need to remove and can also show you things you need to add. Your focus should be getting affordable but adequate home insurance coverage.
Never be under-covered. Get adequate coverage but get it at an affordable cost. Like I mentioned in the last article, get a CLUE (Comprehensive Loss Underwriting Exchange) It would help you save a great deal.
Also do not joke with comparing quotes online. Its a very simple process that would save you tremendously. Visit between 3 and 4 free quotes sites and compare quotes to get affordabloe home insurance coverage.

Help answer the question about home insurance reviews
Does anyone know anything about "Ameriprise Auto & Home Insurance" company?I'm considering switching companies from Mercury to Ameriprise because of lower premiums, but I've read some not so good things about the company (like they take a loooong time to process a claim). I looked on Consumer Reports, because I feel they have reliable reviews, but I need a subscription, which I do not have.
So any information will be helpful, including a website that perhaps does reviews of auto insurance companies.
Thank you,
Pauley

I dunno about any website that does reviews but I have Ameriprise auto insurance and have had a couple of claims and they did a good job of handling them. Well, they did exactly what they are supposed to do anyways. I even wanted to have some bodywork done at a shop not in their network and didnt have any problems at all. I cant really say they are any better or worse than other insurance companies. The only company I've heard a lot of good reviews of is State Farm but theres a reason for that, you get what you pay for.

Home insurance covers lots of different things. I don't understand all the fine print of my policy, but my homeowners insurance agent is always helpful. Try calling your agent or a agent in your city. http://www.easyhomeinsuranceguide.com They should be able to help you.

Most real estate are handle according to the state laws of the state in which you reside. Title and escrow closer make sure these laws are followed to the letter of the law.
Hiring a real estate attorney could be beneficial if there was an unusual transaction, but most real estate transactions are mundane and cookie cutters.
Then if you are securing a mortgage loan another professional is there to insure that things go right during the transaction. These professionals are required by federal and state laws to provide you with the various RESPA law requirements covering interest rate, APR, terms and terms of the mortgage loan you are getting for this transaction.
Now if the sellers are carrying the mortgage loan and there are no mortgage companies you might consider legal advice on the mortgage arrangements and since you are there this attorney might consider looking over your contract.
I hope this has been of some use to you, good luck.

Read your insurance policy before contacting your insurance agent. I just changed insurers because my old policy specifically excluded mold and mildew. If yours does, you do not want the company to blacklist your house once you report a mold or mildew problem because it will be impossible to get insurance and the company you are with could choose not to renew. It happened to my neighbor. Then, get three different companies to come out to give you an estimate and tell you what the source of the problem is. If the estimate is less than your insurance deductible don't bother contacting the insurer.

At 6% on a 30 year fixed your looking at a total payment of around $860 out the door. I'm not sure if your saying that $150k is too high or too low though.
